Job Description
Primary Responsibilities:
Serve as the primary liaison between residents, contractors, vendors, and staff—ensuring professional communication and efficient resolution of all issues.
Maintain favorable occupancy rates through targeted outreach, strategic marketing, and effective rent collection.
Process all new tenant move-in paperwork in compliance with the Tenant Selection Plan (TSP), HUD regulations, and company standards.
Oversee tenant move-ins and move-outs, ensuring all procedures align with HUD and company policies.
Coordinate unit turnover with maintenance staff and vendors, ensuring timely and quality unit preparation.
Monitor and follow up on maintenance service requests to ensure timely completion and resident satisfaction.
Foster a positive resident experience by responding promptly to concerns and maintaining a high level of customer service.
Monitor property appearance and coordinate building and grounds upkeep.
Manage supply inventory and product ordering within budgetary constraints.
Prepare, maintain, and analyze the operating budget to ensure accurate forecasting of income and expenses.
Reduce delinquency by posting rent payments promptly, managing collections, and overseeing the eviction process when necessary.
Schedule and complete annual unit inspections using HUD-approved forms.
Conduct annual and interim tenant recertification meetings , verifying income, assets, expenses, and allowances in accordance with Section 8 and HUD requirements .
Submit monthly and quarterly reports in compliance with the EIV Use Policy & Procedures .
Monitor and manage the waitlist in Yardi per the approved Tenant Selection Plan.
Prepare for and lead successful outcomes in REAC inspections , Management and Occupancy Reviews (MOR) , and Investor Site Reviews .
Prepare and submit Special Claims when applicable.
Ensure full and ongoing compliance with all HUD, LIHTC, and other applicable affordable housing program regulations.
Oversee processing of Accounts Payable invoices, ensuring timely data entry and report submissions.
Train, mentor, and support new staff in affordable housing compliance and property management standards.
Perform other duties as assigned by the supervisor.
